My name is Roberta Ward, and I’ve been successfully investing in property for many years now. I come from a building family background and I spent many happy years of my childhood in the company of my dad and brothers hanging around building sites, watching houses being built from the ground up, or renovated into beautiful modern homes. I’m not a ‘collector’ of properties.
My own strategy is to have as much property as I can keep at a manageable level for myself, which provides me with enough cash flow for the life I want to lead. I can then choose to do other fee generating work as it arises. Hence, I tend to renovate and sell, or renovate and keep as a multi-let / HMO for a medium length term. Anyone who knows me will realise that I can be (ahem) rather evangelical about property issues.
You see, to me, the love for property is as much about the buildings themselves as it is about making money doing something that I enjoy and get great satisfaction from. Renovating, for me, is fun, challenging, extremely wearing at times, but ultimately very rewarding when the project comes together. Keeping some houses as long term rentals provides me with great cash flow which allows me to arrange a lifestyle that suits me. That’s why I do property. You need a good reason to go into property. The Next Chapter
My small buy to let portfolio which is a mixture of multi-let (HMO) and single let provides me with my day to day living expenses. In the past I’ve been involved with property joint ventures, trading and investments too. In the last ten years I have completely renovated and refurbished many properties. ( This led me to write book about joint ventures- you can get a copy here.)
My first refurbishment projects were done with the help of my brother some 14 years ago. I then had a stint as an estate agent (which I loved – but not something many people admit to these days!) After being presented with an opportunity for complete change via a move to Ireland, I felt that this could be the time to try something new. I was lucky to hit the the boom time “Celtic Tiger” over the 5 years on the West Coast.

Property Developer Advice Via 1.2.1 Client Mentoring
After my return from Ireland I started a full time property business from scratch and set up a monthly networking event teaching local Essex landlords how to run their portfolios with profit whilst conserving tax liability. We found great speakers on a monthly basis and expended our own knowledge too. During this time I mentored clients on a 1.2.1 basis too. The video to the left is one of my early developments.
My aim via the mentoring was to deliver a personal property mentoring service that helped new investors find a style of investing that suited them – not a ‘one size fits all’ or a ‘marketing seminar’ dressed up as a mentoring service. Although I no longer mentor clients due to time constraints, I decided to put all the knowledge and experience to good use and created our blog, where we continue to give advice and get great industry experts to write for us.
I spent a lot of time helping people via forums too. We are now very involved with social media and welcome anyone who wants advice to chat to us on Twitter.
